Why the right notice matters
Florida's eviction process starts with the notice, and the notice type is decided by the statute, not by preference. The wrong notice — a 3-day notice for a barking dog, a termination notice for a first fixable violation, a cure notice missing the 12-month warning — restarts the clock and hands the tenant a defense. Delivery must follow s. 83.56(4): mail, personal delivery, e-mail under a signed s. 83.505 addendum, or, if the tenant is absent, leaving a copy at the residence.
